Rental Application Criteria

Submit an application

Thank you for your interest in a CRCH property. The following applies to all applicants. We evaluate every application consistently and in compliance with Vermont and federal fair housing law.

Application Requirements

    Credit score

    Minimum score of 600, verified through our tenant screening service.

  2. 2

    Income

    Gross household income must equal or exceed 2.5× the monthly rent.

    Accepted documentation: two most recent paychecks or two most recent bank statements.

    All income sources are accepted, including employment, self-employment, retirement, Social Security, and housing assistance.

    Income stability

    Current income source must have been in place for a minimum of 3mo.

    Applicants relocating to the area may be considered with an offer letter.

    Retirees and fixed-income applicants: stable income documentation accepted.

    Criminal history

    We conduct an individualized review of criminal history and do not have a blanket denial policy.

    Each applicant's record is assessed for nature, severity, and recency of any convictions and their relevance to the safety of residents and the property. Arrests that did not result in a conviction are not considered.

    Financial history

    No bankruptcies or landlord judgments in the preceding 7 years.

    References

    Two rental or housing references required.

    First-time renters: two character references accepted in lieu of landlord references.

    Smoking

    All CRCH properties are 100% smoke-free. No smoking of any substance is permitted inside units, on balconies, porches, or anywhere on the property grounds. This policy applies to all residents and guests.

    Pets

    Pets are permitted at certain properties only.

    Pet policy, fees, and deposit requirements vary by property — confirm before applying. Assistance animals are not considered pets and are accommodated in accordance with fair housing law. Please contact us to discuss.

CRCH complies with Vermont's Fair Housing and Public Accommodations Act and the Federal Fair Housing Act. We do not discriminate on the basis of race, color, national origin, religion, sex, sexual orientation, gender identity, marital status, familial status, disability, age, receipt of public assistance, or status as a victim of domestic violence or abuse.

If your application is denied based on information from a consumer report (such as a credit or background check), you will receive a written Adverse Action Notice explaining your right to obtain a copy of that report and to dispute inaccurate information.
